House Building Advance to Central Government Employees

1.The Scheme of House Building Advance to Central Government Employees is aimed at providing assistance to the Government employees to construct/acquire house/flats of their own. The scheme was introduced in 1956, as a welfare measure. Ministry of Urban Development & Poverty Alleviation act as the nodal Ministry for the same. 2. House Building Advance is admissible to all those temporary employees also who have rendered 10 years of continuous service. The Ministries/Departments are delegated powers to sanction House Building Advance to their employees in accordance with the House Building Advance Rules.3.With effect from 27-11-2008, the following provisions of grant of House Building Advance shall be in operation, until further orders:- (i).The maximum limit for grant of HBA shall be 34 months' of pay in the pay band subject to a maximum of Rs. 7.50 lakh or cost of the house or the repaying capacity whichever is the least, for new construction/purchase of new house/flat. (ii).The maximum limit for grant of HBA for enlargement of existing house shall be 34 months' pay in the pay band subject to a maximum of Rs. 1.80 lakh or cost of the enlargement or repaying capacity, whichever is the least. (iii).The cost ceiling limit shall be 134 times the pay in the pay band subject to a minimum of Rs.7.50 lakh and a maximum of Rs.30 lakh relaxable up to a maximum of 25% of the revised maximum cost ceiling of Rs.30 lakh. 4. The rate of interest on House Building Advance is between 5% to 9.5% ,depending on the loan amount. 5. The repaying capacity of Govt. servants who have more than 20 years of remaining service has been revised from 35% to 40% of pay. (Pay means pay in the pay band).6. The salient features of House Building Advance Rules are as follows- 1. ELIGIBILITY Permanent Government employees. Temporary Government employees who have rendered at least 10 years continuous service. To be granted once during the entire service. If both the husband and wife are Government of India employees and eligible for HBA, it shall be admissible to only one of them.2. PURPOSEHBA is granted for: Constructing a new house on the plot owned by the official or the Official and the Official's wife/husband jointly. Purchasing a plot and constructing a house thereon. Purchasing a plot under Co-operative Schemes and Constructing a house thereon or acquiring house through membership of Co-operative Group Housing Scheme. Purchasing /construction of house under the Self-Financing scheme of Delhi, Bangalore, U.P., Lucknow etc. Outright purchase of new ready-built house/flat Housing boards, Development Authorities and other statutory or semi-Government bodies and also from private parties.* Enlarging living accommodation in an existing house owned by the official or jointly with his/her wife/husband. The total cost of the existing structure (excluding cost of land) and the proposed additions should not exceed the prescribed cost ceiling. Repayment of loan or advance taken from a Government or HUDCO or Private source even if the construction has already Commenced, subject to certain conditions. Constructing the residential portion only of the building on a Plot which is earmarked as a shop-cum-residential plot in a Residential colony. * Private party means registered builders but not private individuals.3. CONDITIONS:a) The applicant or spouse or minor child should not already own a house in the town/Urban agglomeration where the house is proposed to be constructed or acquired.b) The title to the land should be clear. The land may be owned either:- by the Government employee; or - jointly by the Government employee and spouse. c) COST CEILING 134 times of pay in the pay band subject to a minimum of Rs. 7.50 lakh and a maximum of Rs.30 lakh Administrative Ministry may relax the cost ceiling to 25% of cost ceiling mentioned above in the individual cases on merits. (Effective from 27th November, 2008)d) AMOUNT OF ADVANCE: will be the LEAST of the following:- (i) 34 times the pay in the pay band. (ii) The cost of construction.** (iii) Rs. 7,50,000/- *** (iv) Repaying Capacity. ** 80% of cost in rural areas. *** Rs. 1,80,000/- in case of enlargement of existing house.e) REPAYING CAPACITY:- Repaying Capacity is computed on the following basis:- S. (v) For acquiring flat/house from Co-operative Group Housing Society. 20% - 80% - Towards purchase of land by the Society.in suitable installments on receipt of demand (pro-rate basis) (vi) For purchase of flat under SFS of Development Authorities etc. No payment for initial registration Deposit. May be released in not more than 5 instalments. But the fifth and final instalment should not be less than 10% and is to be released for making final payment.5. TIME SCHEDULE FOR UTILISATION OF HBA: S. No. Purpose Time limit (a) Purchase of registered plot on which construction can commence immediately. Sale deed to be produced within 2 months. (b) Purchase of ready built house. Acquisition and mortgage to Government to be completed within 3 months. (c) Purchase/construction of new flat Should be utilised within one month of sanction. 6. REPAYMENT OF ADVANCE: The recovery of advance shall be made in not more than 180 monthly installment and interest shall be recovered thereafter in not more than 60 monthly installments. In case Government servant is retiring before 20 years, repayment may be made in convenient installments and balance may be paid out of Retirement Gratuity.7. INTERESTThe rate of interest on Housing Building Advance with effect from 1st April, 2003 are as follows:- S. OrThe pay for the 24th month after date of drawl of installment for purchase of land, whichever is earlier. COMMENCEMENT OF RECOVERY (CONT'D): Ready built flat. * Pay for the month following the month in which advance was drawn. Purchase of Flat under SFS from Development Authority/Housing Society. * From the pay for the 18th month after date of payment of 1st installment. * The sanctions of HBA should invariable stipulate a higher rate of interest at 2.5% above prescribed rates with the stipulation that if conditions attached to the sanction are fulfilled, rebate of interest to the extent of 2.5% will be allowed.9. CREATION OF SECOND MORTGAGE: The Government servants who have obtained HBA from the Government may be permitted to create a second charge on the property provided they obtain prior permission of the Head of the Department and the draft deed of second mortgage is submitted to the Head of the Department for scrutiny. Such a second charge may be created only in respect of loans to be granted for meeting the balance cost of houses/flats by recognised financial institutions. 10.PROVISIONS FOR SAFE RECOVERY OF HOUSE BUILDING ADVANCE: (i). As a safeguard of the House Building advance, the loanee Government employee has to insure the house immediately on completion or purchase of the house, as the case may be, at his own cost with Life Insurance Corporation of India and its associated units. The house/flat constructed/purchased with the help of House Building advance can also be insured with the private insurance companies which are approved by Insurance Regulatory Development Authority(IRDA). However, the insurance should be taken for a sum not less than the amount of advance against damage by fire, flood and lightning, and has to be continued till the advance together with interest is fully repaid to Government. (ii).The house constructed/purchased with the help of House Building Advance has also be mortgaged in favour of the President of India within a stipulated time unless an extension of time is granted by the concerned Head of the Department. After completion of the recovery of the advance together with interest thereon, the mortgage deed is re-conveyed in a proper manner.

Public Provident Fund (PPF) scheme : Investment Limit, Income tax benefit, Features The Public Provident Fund is the darling of all tax saving investments.No wonder! You invest in it and you get a deduction on your income. Besides, the interest you earn on it is tax-free. Since it is a scheme run by the Government of India, it is also totally safe. You can be sure no one is going to run away with your money. Here, we summarise the scheme, tell you how to open a PPF account and what to expect.

1 . To open a PPF account, drop by a State Bank of India branch. SBI’s subsidiary banks can also open accounts. Alist of these subsidiary banks is available on the bank’s Web site.You can even visit the nationalised bank in your neighbourhood. Selected branches of nationalised banks can also open accounts.The head post office or selection grade sub-post offices also open PPF accounts.

2. You will have to fill up a form. You can take a look or download the form from SBI’s web site. Along with the form, attach a photograph and submit your Permanent Account Number. If you do not have a PAN, then furnish an attested copy of either your ration card, voter’s identity card or passport. When you open an account, you will be given a passbook (just like a bank pass book) in which all subscriptions, interest accrued, withdrawals and loans are recorded.

3. You can have only one PPF account in your name. If, at any point, it is detected that you have two accounts, the second account you have opened will be closed, and you will be refunded only the principal amount, not the interest.

4. You cannot open a joint account with another individual. The account can only be opened in one person’s name. You are free to nominate one or more individuals. On the death of the account holder, nominees cannot keep the account going by making contributions. If there are no nominees, the legal heirs get the money. You can open one account for yourself and others for your child/ children. But, on your death, your children cannot make any additional contributions.

5. The minimum amount to be deposited in this account is Rs 500 per year. The maximum amount you can deposit every year is Rs 70,000. The interest you will earn is 8% per annum. Let’s say you open an account for your minor child. You can deposit Rs 70,000 in your account and Rs 70,000 in your child’s account. In this case you can in my opinion take the maximum benefit of Rs. 1,00,000/- U/s. 80C. As Limit of Maximum Investment in a year of 70000/- is fixed by Public provident Fund Act not by Income Tax law. You can make up to 12 deposits in one year. You don’t have to put in this money at one go.

6. The PPF account is valid for 15 years. The entire balance can be withdrawn on maturity, that is, after 15 years of the close of the financial year in which you opened the account. So, if you opened it in FY 2006-07 (this financial year), you will be able to withdraw it 15 years later, starting March 31, 2007 (end of this financial year). That means your PPF matures on April 1, 2022. It can be extended for a period of five years after that. During these five years, you earn the rate of interest and can also make fresh deposits. Once your account expires, you can open a new one. The only limitation is that you cannot withdraw it until seven years are completed, after which 50% of your deposits can be withdrawn, if needed.

7. Deposit date in Cheque payments :-Till recently, in case of a PPF when a subscriber used to make deposits by local cheque or demand draft, the date of tender of cheque or draft at the accounting office was treated as the date of deposit of PPF, provided the said cheque was duly honoured on presentation for encashment. In contrast, in case of other small savings schemes like Post Office Savings Scheme (POSS), Senior Citizen Savings Scheme 2004 (SCSS) any money deposited in these accounts by means of a cheque, the date of encashment of the cheque is treated as the date of deposit.Thus, in order to remove inconsistency between PPF and other small savings schemes and to bring in uniformity in the reckoning of the date of deposit of all the schemes, the government has issued necessary instructions through the circular to banks / other intermediaries which hold PPF accounts for the individuals to treat the date of realisation of the cheque or demand draft by the subscriber as the date of deposit.This issue becomes particularly relevant in respect of deposits made towards the end of the financial year by cheque / demand draft because if the same is not realised by March 31, then the same will be treated as deposits for the following financial year. This would also have ramifications in respect of the tax deduction being claimed by the individuals in a particular tax year.8. Opening an account for a minor :-There have been certain practical hurdles in respect of opening of accounts for minor vis-à-vis some intermediary agencies. This clarification reiterates that as per the rules under PPF scheme, an individual may on his own behalf or on behalf of a minor of whom he is a guardian, open a PPF account. Further, either father or mother can open PPF account on behalf of his / her minor child, but both cannot open the account for same child.9. OFFICE MEMORANDUM

Subject: Payment of Dearness Allowance to Central Government Employees – Revised Rates effectives from 1.1.2011.

The undersigned is directed to refer to this Ministry’s office Memorandum No. 1(6)/2010-E-II(B) Dated 22nd September, 2010 on the subject mentioned above and to say that the president is pleased to decide that the Dearness Allowance payable to Central Government Employees shall be enhanced from the existing rate of 45 % to 51% with effect from 1st January, 2011.

2. The provisions contained in paras 3, 4 and 5 of this Ministry’s O.M No. 1 (3)/2008-E-II(B) dated 29th August, 2008 shall continue to be applicable while regulating Dearness Allowance under these orders.

3. The additional installment of Dearness payable under these orders shall be paid in cash to all Central Government Employees. 4. The payment of arrears of Dearness Allowance for the months of January and February, 2011 shall not be made before the date of disbursement of salary of March, 2011.

5. These orders shall also apply to the civilian employees paid from the defense services Estimates and the expenditure will be chargeable to the relevant head of the Defense Service Estimates. In regard to Armed Forces personnel and Railway employees separate orders will be issued by the Ministry of Defense and Ministry of Railways, respectively.
6. In so far as the persons serving in the Indian Audit and Accounts Department are concerned, these orders issue after consultation with the controller and Auditor General of India.

గూగుల్ ఎర్త్….GOOGLE EARTH

తాతా కంప్యూటర్లో మన ఇల్లు, పురులు, సూర్యలంకలు సముద్రపు ఒడ్డు కనిపిస్తున్నాయే’! అంటూ ఓ మనవడు చెబుతుంటే ఆ తాత మొహంలో సంభ్రమం కొట్టొచ్చినట్లు కనిపించింది. Google Earth, Wikipedia ల పుణ్యమా అని ప్రపంచంలోని ఏ మారుమూల ప్రదేశం గురించైనా క్షణాల్లో ఉపగ్రహ చిత్రాల ద్వాఅరా తెలుసుకోవడం సాధ్యపడుతోంది.ఎక్కడ లభిస్తుంది, ఎంత సైజ్ ఉంటుంది?Google Earth అనేది ఓ ఉచిత మృదులాంత్రము (Software). 11 MB సైజుగల ఈ ప్రోగ్రామ్‍ని http://earth.google.com అనే సైట్ నుండి పొందవచ్చు. ఫ్రీవర్షన్‍ని డౌన్‍లోడ్ చేసుకునేటప్పుడు ఓ రిజిస్ట్రేషన్ ఫారంని నింఫి యూజర్‍నేమ్, లైసెన్స్ కీలను పొందాలి. Google Earth ని నెట్‍కి కనెక్ట్ చేసే సమయంలో వీటిని తెలియజేస్తేనే లాగిన్ అవుతుంది.ఎలా ఎక్స్ ప్లోర్ చేయాలి?Google Earth ప్రోగ్రామ్‍ని రన్ చేసిన వెంటనే ఓ globe గుండ్రంగా తిరుగుతూ మన ముందుకు వస్తుంది. ఆ గ్లోబ్‍లో ఏ ప్రదేశం వద్ద అయినా మౌస్‍ని ప్రెస్ చేసి పట్టుకుని మీకు కావల్సిన దేశం వచ్చేటంతవరకూ కుడి, ఎడమ వైపులకు మౌస్‍ని డ్రాగ్ చేస్తూ వెళ్ళండి. ఇప్పుడు మీకు కావలసిన దేశం వచ్చిన తర్వాత Mapsకి క్రింది భాగంలో కన్పించే కంట్రోళ్ళని ఉపయోగించి ఆ దేశంలోని ఇతర నగరాలు, పట్టణాలని వెతుకుతూ వెళ్ళాలి. ఉదా.కు New Delhi, Mumbai, Hyderabad వంటి నగరాల పేర్లు కనిపిస్తాయి. వాటిలో ఏదైనా నగరాన్ని సెంటర్ పొజిషన్‍లోకి తెచ్చుకుని.. ఆ నగరాన్ని జూమ్ చేసుకుంటూ వెళితే ఆ నగరంలోని వివిధ ప్రాంతాల పేర్లు కన్పిస్తుంటాయి. హైదరాబాదుని జూమ్ చేసుకుంటూ వెళితే హుస్సేన్‍సాగర్, అమీర్‍పేట్, ఎల్.బి. స్టేడియం, వంటి వివిధ ప్రదేశాల పేర్లు కనిపిస్తాయి. వాటిలో ఏదైనా ప్రదేశాన్ని ఎంచుకుని జూమ్ చేసుకుంటూ వెళితే ఆ ప్రదేశం పరిసర ప్రాంతాలు, భవనాలు, రోడ్లు ఉపగ్రహచిత్రం రూపంలో చూపించబడతాయి. మన రాష్ట్రంలోని చిన్న చిన్న పట్టణాల రూపురేఖలని సైతం Google Earth ప్రోగ్రామ్ ద్వారాఎక్స్ ప్లోర్ చేసుకోవచ్చు.చిటికెలో కావలసిన ప్రదేశాన్ని చూడాలా?Globe బొమ్మని జూమ్ చేస్తూ కావలసిన ప్రదేశానికి చేరుకోవడం కష్టంగా ఉందా … అయితే Google Earth ప్రోగ్రామ్‍లోని Fly to అనే బాక్సులో మీరు ఏ నగరాన్ని చూడాలనుకుంటున్నారో దాని పేరుని టైప్ చేయండి. ప్రముఖ ప్రాంతాలని సందర్శించడానికి ఇది సులభంగా ఉంటుంది. ప్రపంచంలోని ప్రముఖ ప్రదేశాలకు సంబంధించిన అదనపు సమాచారాన్ని సైతం Google Earth ద్వారా పొందవచ్చు. ఏదైనా ప్రముఖ ప్రదేశానికి బ్రౌజ్ చేసేటప్పుడు అక్కడికి దగ్గరలో హైవేలు, రెస్టారెంట్లు, లాడ్జిలు, బ్యాంకులు, రిటైల్‍షాపులు, ఫార్మసీలు, వంటి ఎలాంటీ వనరులైనా ఉన్నాయేమో తెలుసుకోవడానికి అవకాశముంది. దీనికి గాను Google Earth ప్రోగ్రాములో Layers అనే ప్రదేశం వద్ద కావలసిన అంశాలని ఎంచుకుంటే సరిపోతుంది. వివిధ ప్రదేశాలని బ్రౌజ్ చేసేటప్పుడు పలురకాల సింబల్స్ రూపంలో ఇవి చూపించబడతాయి.ధర్డ్ పార్టీ ప్లగ్‍ఇన్‍లు సైతం లభిస్తున్నాయి…Google Earth ప్రోగ్రాములో ఉన్న సదుపాయాలు సరిపోవడం లేదా… అయితే www.googleearthhacks.com అనే వెబ్‍సైట్‍లో అదనపు మ్యాపులు, ఫోటోలు లభించడంతో పాటు ఈ ప్రోగ్రామ్‍ని ఉపయోగిస్తున్న ఇతర యూజర్ల అభిప్రాయాలు తెలుసుకోవచ్చు. ప్రపంచవ్యాప్తంగా చోటు చేసుకుంటున్న పరిణామాలను తెలుసుకోవడానికి Google News స్టోరీలు, Earth చిత్రాలు చూసి చూసి విసిగిపోయి కొద్ది భిన్నంగా వేరే గ్రహం చిత్రాలు చూడాలనుకుంటే Jupiter గ్రహం యొక్క చిత్రాలు చూపించే ప్లగ్‍ఇన్‍లు వంటివి ఎన్నో ఈ సైట్‍లో డౌన్‍లోడ్ చేసుకోవడానికి సిద్ధంగా లభిస్తున్నాయి.ది


అధికశాతం కంప్యూటర్ యూజర్లు క్రమం తప్పకుండా హార్డ్ డిస్క్ ని Scan , Defragmentation చేస్తూ RegCleaner, System Mechanic వంటి యుటిలిటి ప్రోగ్రాముల సాయంతో ఎప్పటికప్పుడు రిజిస్ట్రీని క్లీన్ చేసుకుంటూ తమ కంప్యూటర్ సరైన కండిషన్‍లో ఉందని మురిసిపోతుంటారు. కంప్యూటర్ వేగంగా పనిచెయ్యడానికి ఈ చర్యలన్నీ ఎంతో అవసరమైనవే. అయితే, వీటికి తోడు కొన్ని బహిర్గత అంశాల్ని సైతం పాటిస్తేనే ఎటువంటి అవాంతరాలూ లేకుండా మీ సిస్టమ్ సరిగ్గా పనిచెయ్యగలుగుతుంది. అవేంటో వివరంగా చూద్దాం…రూమ్ టెంపరేచర్, పిసి అరేంజ్‍మెంట్సూర్యకిరణాలు నేరుగా ప్రసరించే ప్రదేశంలో ఎట్టి పరిస్థితుల్లోనూ కంప్యూటర్‍ని అమర్చకండి. అంతేకాదు. ఉష్ణోగ్రతలో ఎక్కువ మార్పులు చోటుచేసుకునే ప్రదేశాలూ కంప్యూటర్లకు అనుకూలమైనవి కావు. కాబట్టి, ఏ.సి, కూలర్, హీటర్ వంటి ఉష్ణోగ్రతల్ని మరీ ఎక్కువగా, మరీ తక్కువగా మార్పిడి చేసే పరికరాలకు సమీపంలో కంప్యూటర్లని అమర్చకూడదు. 60-85 డిగ్రీల ఫారెన్‍హీట్ గది ఉష్ణోగ్రత ఉన్న ప్రదేశాల్లో పిసిని అమర్చడం ఉత్తమం. మీ కంప్యూటర్ లోపల అమర్చబడి ఉన్న ఫాన్ మంచి కండీషన్లో ఉన్నదైతే కాస్త ఎక్కువ ఉష్ణోగ్రత ఉన్న ఫర్వాలేదు. ప్రొసెసర్‍ని చల్లబరిచే ఫ్యాన్‍కు తోడు అదనంగా మరో చిన్న ఫ్యాన్‍ని క్యాబెనెట్ లోపల power LEDలు అమర్చబడిఉండే ప్రదేశం వద్ద అమర్చుకుంటే, మదర్‍బోర్డ్ పై ఉండే ఇతర పరికరాలు కూడా ఎప్పటికప్పుడు చల్ల బరచబడతాయి. వీలైతే క్యాబెనెట్ వెనుకభాగంలో మదర్ బోర్డ్ పై వెలువడే వేడిమిని బయటకు పంపించే exhaust fan అమర్చుకుంటే మరీ మంచిది. చాలా తక్కువ ఖర్చుకే ఇవి దొరుకుతాయి. అయితే క్యాబినెట్‍లో ఏర్పాటు ఉండాలి.దుమ్ము విషయంలో అస్సలు నిర్లక్ష్యం వద్దు…ఒక్కసారి క్యాబెనెట్ కవర్‍ని విప్పదీసి చూస్తే లోపల ఎంత దుమ్ము పెరుకుపోయి ఉంటుందో మీకు తెలుస్తుంది. చాలామంది కంప్యూటర్ క్యాబినెట్ కవర్‍ని విప్పడానికే భయపడతారు. దీనివలన ఎంత నష్టం వాటిల్లుతుందో గ్రహించరు. మదర్‍బోర్డ్ పై అమర్చబడిన వివిధ Card ల పైనా, RAM మాడ్యూళ్ళ పైనా, సిపియు ఫ్యాన్, కంప్యూటర్‍లోని భాగాలకు, విద్యుత్ సరఫరా చెసే SMPS లోని ఫ్యాన్ (ఇది క్యాబినెట్ వెనుకభాగంలో back panel నుండి బయటకే కన్పిస్తుంటుంది.వివిధ కేబుళ్ళపై దుమ్ము అధికంగా పేరుకుపోతుంటుంది. ఎప్పటికప్పుడు ఈ దుమ్ముని తొలగించకపోవడం వల్ల అనేక సమస్యలు ఉత్పన్నం అవుతాయి. ముఖ్యంగా Cardల అంచుల వద్ద ఉండే కాంటాక్ట్ పాయింట్స్ దెబ్బ తిని ఒక్కోసారి ఉన్న పళాన కంప్యూటర్ ఆగిపోవచ్చు. డిస్‍ప్లే నిలిచిపోవచ్చు. స్పీకర్ల నుండి సౌండ్ రాకపోవచ్చు. అలాగే సిపియు ఫ్యాన్ పనితీరు మందగించి, సిస్టమ్ త్వరగా వేడెక్కి మరిన్ని సమస్యలకు కారణం అవుతుంది. ఇక్కడ మరో విషయం తెలుసుకోవాలి. చాలామంది మదర్ బోర్డ్ పై ఉండే IDE , పవర్ కేబుళ్ళని ఇష్టానుసారం వదిలేస్తుంటారు. అవి CPU ఫ్యాన్‍కు అడ్డుపడుతున్నా పట్టించుకోరు. కేబినెట్‍ని విప్పదీసి చూస్తే లోపలంతా రకరకాల కేబుళ్ళతో, ఏ కేబుల్ ఎక్కడి నుండి వచ్చిందో తెలియక గందరగోళంగా ఉంటుంది. దీనివల్ల "మీ సిస్టమ్‍కి ఎంతో హాని జరుగుతుంది. కాబట్టి కేబినెట్ లోపల ఉండే కేబుళ్ళని ఒక క్రమ పద్ధతిలో అమర్చుకొని అవి మదర్‍బోర్డ్ పై ఉండే ఏ హార్డ్ వేర్ పరికరాలకు తగలని విధంగా విధంగా రబ్బర్‍బాండ్‍తో కట్టడం మంచిది. ఇకపోతే… కేబినెట్‍ని విప్పదీయగలిగాం కదా అని, మోనిటర్ కేస్‍ని విప్పదీయడానికి ప్రయత్నించకండి. టెక్నీషియన్ సాయం తిసుకోవడం మినహా మోనిటర్ల విశయంలో మీరు చెయ్యగలిగిందేమీ లేదు. అయితే మోనిటర్ లోపల ఎక్కువగా దుమ్ము పేరుకుపోకుండా ఉండడం కొసం పనంతా పూర్తయిన తర్వాత శుభ్రమైన కవర్‍తో దాన్ని కప్పి ఉంచండి.కీబోర్డ్ ద్వారా ఎంతో చెత్త లోపలికి…..కీబోర్డ్ విషయంలో కూడా ఇదే మాదిరి జాగ్రత్తలు తీసుకోవాలి. చాలామంది యూజర్లు కీబోర్డ్ గురించి ఏ మాత్రం పట్టించుకోరు. కాఫీ, టీ, కూల్‍డ్రింక్స్ వంటి ద్రవపదార్ధాలను, ఇతర ఆహార పదార్ధాలను ఇష్టానుసారం కంప్యూటర్ వద్దే సేవిస్తుంటారు. ఇలా చేసేటప్పుడు ఆయా పదార్ధాలు పొరబాటున కీబోర్డ్ లో కీల మధ్య ఖాళీ స్థలాల్లోకి చొచ్చుకుపోతాయి మున్ముందు కొన్ని కీల కాంటాక్ట్ పాయింట్ల్లు దెబ్బ తిని వాటిని మనం ఎంత ప్రెస్ చేసినా పనిచెయ్యక ఇబ్బంది పెడుతుంటాయి. కాబట్టి సాధ్యమైనంతవరకూ కంప్యూటర్ సమీపంలో ఆహారపదార్థాలను సెవించకండి. తరచుగా కీబోర్డ్ ని బోర్లించి మెల్లగా దాని వెనుక చెత్తో కొట్టడం ద్వారా కీల మధ్య ఖాళీ స్థలాల్లో పేరుకుపోయిన దుమ్ము, ధూళిని తొలగించడానికి ప్రయత్నించండి. ఎప్పుడు చేతులు కీబోర్డ్ పై అలాగే ఉంచడం వల్ల మన చెతులకు అంటుకున్న మురికి మొత్తం కీబోర్డ్ ని అందవిహీనంగా చేస్తుంది.కాబట్టీ దాన్ని అప్పుడప్పుడు నీట్‍గా క్లీన్ చేయడం అలవాటు చేసుకోండి.ఇతరత్రా తీసుకోవలసిన జాగ్రత్తలు…ఇకపోతే … ప్లాపీ డ్రైవ్, సిడిరామ్ డ్రైవ్ వంటి వాటిని తొలగించవలసి వచ్చినప్పుడు వెంటనే ఆ ఖాళీస్థలాన్ని కవర్ చేసేయండి. డ్రైవ్‍ల వద్ద ఖాళీస్థలం ఉండడం మూలంగా పెద్ద మొత్తంలో దుమ్ము, చీమలు, బొద్దింకలు. వంటి కీటకాలు కూడా క్యాబినెట్ లోపలికి ప్రవేశించి హాని కలిగించవచ్చు. అలాగే మౌస్ లోపల ఉండే ball కి, రోలర్లకీ దుమ్ము పట్టడం వల్ల ఎంత జరిపినా మౌస్ పాయింటర్ జరగకుండా మొరాయిస్తుంటుంది. అలాంటప్పుడు మౌస్ కవర్‍ని తొలగించి, మౌస్‍బాల్‍ని శుభ్రంగా కడిగి, పొడిగుడ్డతో తుడిచి, లోపల ఉండే రోలర్లపై పేరుకుపోయిన మురికిని మెత్తని గుడ్డతో మెల్లగా తొలగించాలి. దాంటో మౌస్ మళ్ళీ ఊపందుకుంఉంది. విద్యుత్ సరఫారాలో చోటు చేసుకునే భారీ హెచ్చుతగ్గులు, కంప్యూటర్‍ని అమర్చిన ప్లగ్ పాయింట్ సరిగ్గాఎర్త్ చెయ్యబడి లేకపోవడం, ప్లగ్ పాయింట్ నుండీ కంప్యూటర్‍కి విద్యుత్ సరఫరా చేసే పవర్ కార్డ్ దెబ్బతినడం వంటి పలు కారణాల వల్ల సిస్టమ్ లోపల ఉండే విలువైన హార్డ్ వేర్ పరికరాలు కాలిపోయే ప్రమాదం ఉంది. కాబట్టి, విద్యుత్ సరఫరా విషయంలొ కూడా ఎంతో జాగ్రత్త వహించాలి. ఒకే ప్లగ్ పాయింట్‍కి ఎక్కువ ఎలక్ట్రానిక్ పరికరాలను కనెక్ట్ చెయ్యడం మానేయాలి. ఇప్పటివరకు మనం చెప్పుకున్న జాగ్రత్తలు పాటిస్తే కంప్యూటర్‍ని అనేక ప్రమాదాలనుండి రక్షించవచ్చు….


బ్యాంక్ లావాదేవీలు జర జాగ్రత్త

ఇంటర్నెట్ సదుపాయం అన్ని ప్రాంతాల్లోకి విస్తరించిన తర్వాత ఆన్‌లైన్ చెల్లింపులు, క్రెడిట్ కార్డ్ కొనుగోళ్ళు, నిధుల బదిలీలు వంటి పనుల్ని ఎవరికి వారు తమ పిసి ముందు కూర్చుని చేసుకోగలుగుతున్నారు. అయితే యూజర్‌నేమ్, పాస్‌వర్డ్‌లు తస్కరించే ఫిషింగ్ స్కామ్‌లు, కీలాగర్లు వంటి అనేక ప్రమాదాల నుండి మిమ్మల్ని మీరు రక్షించుకోగలిగితేనే ఆన్‌లైన్‌లో బ్యాంక్ లావాదేవీలు నిర్వహించుకోవాలి. మీరు లావాదేవి జరిపినా లేకున్నా తరచూ మీ బ్యాంక్ ఎకౌంట్‌ని తనిఖీ చేసుకుంటూ ఏవైనా తప్పుడు ఎంట్రీలు కనిపించినట్లయితే ఆలస్యం చెయ్యకుండా మీ బ్యాంక్‌బ్రాంచ్‌కి ఫిర్యాదు చేయండి. క్రెడిట్‌కార్డ్ ఉన్నట్లయితే వాటీని ఆన్‌లైన్‌లో తనిఖీ చేసే సదుపాయం ఉంటే వాటిపైనా ఓ కన్నేసి ఉంచండి. ఆన్‌లైన్ బ్యాంకింగ్ వెబ్‌సైట్లు లాగిన్ అయిన తర్వాత https:// అనే ప్రోటొకాల్ (వెబ్‌సైట్ అడ్రస్ ఇలా ప్రారంభమవుతుంది) కలిగిన వెబ్‌పేజీ ఓపెన్ అయితేనే మీరు నిజమైన బ్యాంకింగ్ సైట్‌కే కనెక్ట్ అయినట్టు లెక్క. ఇంటర్నెట్ ద్వారా ఒక ఖాతా నుండీ మరొక ఖాతాకి డబ్బులను ట్రాన్స్‌ఫర్ చేస్తునట్లయితే లావాదెవీకి ముందు తర్వాత బ్యాలెన్స్ వివరాలను తనిఖీ చేసుకోండి. మీవద్ద ప్రింటర్ ఉంటే స్టేట్‌మెంట్‌లను తరచూ ప్రింట్ చేసి పెట్టుకోవడం ఉత్తమం. సెల్‌ఫోన్, ప్రీపెయిడ్‌లని కొనడం, రైల్వే టికెట్లు, కరెంట్ బిల్లులు, మున్సిపాలిటీ అస్తి పన్నులు వంటివి ప్రస్తుతం ఆన్‌లైన్ ద్వారా డెబిట్, క్రెడిట్ కార్డ్‌లను ఉపయోగించి చెల్లించడానికి వీలు కలుగుతుంది. ఈ నేపధ్యంలో బిల్లులు చెల్లించడానికి ముందు మీ ఎకౌంట్‌లో ఎంత నగదు నిల్వ ఉందో చూసుకుని బిల్ చెల్లింపు పూర్తయిన తర్వాత ఎంత మొత్తం కట్ అయిందో బేరీజు వేసుకోండి. ఆ చెల్లింపులకు చెందిన లావాదేవీలు ప్రింట్ తీసిపెట్టుకోవడం మరువకండి. .తర్వాత ఏవైనా తేడాలు వస్తే ఆ ప్రింటౌటే మీకు రక్షణగా నిలుస్తుంది. క్రెడిట్‌కార్డ్ ఉంది కదా అని ఏ వెబ్‌సైట్‌కి పడితే ఆ వెబ్‌సైట్‌కి Premium Membership కోసం చెల్లింపులు జరపకండి. ఖచ్చితంగా నమ్మదగిన వెబ్‌సైట్లకి మాత్రమే చెల్లింపులు జరపండి. ఆన్‌లైన్ షాపింగ్ ప్రస్తుతం క్రేజ్ అయిపోయింది. కానీ, మీకు అందుబాటులో ఉన్న వస్తువుల్ని నేరుగా వెళ్ళి మన్నిక చూసుకుని కొనడమే మంచిది. మన దేశంలో దొరకని తప్పనిసరి వస్తువులను నెట్ ద్వారా ఆర్డర్ చేసుకోవడం తప్పదనుకోండి.


అన్ని మీడీయా ఫార్మేట్లని సపోర్ట్ చేసే ప్లేయర్...

ఆడియో సిడిలు మొదలుకుని, విసిడిలు MP3, WMA, Real Audio,Real Video, AVI, MPEG, MOV, QT, MIDI, AIFF వంటి ప్రముఖ ఆడియో, వీడియో ఫార్మేట్లకు చెందిన అన్ని రకాల ఫైళ్ళనీ ప్లే చేయగల శక్తివంతమైన మీడియా ప్లేయింగ్ మౄదులాంత్రము (Software) CDH Media Wizard. కేవలం ఆయా ఫైళ్ళని ప్లే చెయ్యడమే కాకుండా, WAV to MP3, MP3 to WAV ఆడియో సిడిలను WAV లేదా నేరుగా MP3 ఫార్మేట్‌లోకి కన్వర్ట్ చెయ్యగలుగుతుంది.

Tablet PC.. దీనిని చూసిన వారికన్నా ఈ పదం విన్నవారే ఎక్కువుంటారు. కంప్యూటర్ల వినియోగం ఊపందుకున్న తర్వాత Laptops,Desktop,Tablet PC, Pocket PC వంటి వేర్వేరు రూపాల్లో కంప్యూటర్ లక్షణాలు కలిగున్న డివైజ్‌లు ఆవిర్భవించాయి. అలాంటి వాటిలో Tablet PC ఒకటి. దాని పేరుకు తగ్గట్టే పేపర్ టాబ్లెట్ పరిమాణంలో ఉంటుందీ పిసి. టాబ్లెట్ పిసి స్క్రీన్‌పై నేరుగా డిజిటల్ పెన్ సహాయంతో పేపర్‌పై ఎలా రాస్తామో అదే విధంగా రాయవచ్చు. నోట్‌బుక్ కంప్యూటర్ల కన్నా మరింత సులువుగా ఒక చోటి నుండి మరో చోటికి తీసుకు వెళ్ళగలిగేలా ఈ టాబ్లెట్ పిసిలను రూపొందించారు. వీటి కోసం అనేక మౄదులాంత్రాలు(Software) లభిస్తున్నాయి. ఏ ఆపరేటింగ్ సిస్టమ్ వాడవచ్చు?Tablet PC కోసం మైక్రోసాఫ్ట్ సంస్థ ప్రత్యేకంగా XP ఆపరేటింగ్ సిస్టమ్‌ని రూపొందించింది. Windows XP Pro Tablet PC Edition పేరిట విడుదల చేయబడిన ఈ ఆపరేటింగ్ సిస్టమ్‌ని ఒక్క పైసా చెల్లించనవసరం లేకుండా వాడుకోవచ్చు. అంటే ఫ్రీ ఆపరేటింగ్ సిస్టమ్ అన్నమాట. ఈ ప్రత్యేకమైన ఎడిషన్ కోసం సర్వీస్ ప్యాక్2 కూడా విడుదల చేయబడింది. SP2ని Tablet PCలో ఇన్‌స్టాల్ చేసుకోవడం ద్వారా హ్యాండ్‌రైటింగ్ రికగ్నిషన్ సదుపాయాలు, ఇన్‌పుట్ ప్యానెల్ మరింత మెరుగుపరచబడ్డాయి. టాబ్లెట్ పిసినే ఎందుకు ఎంచుకోవాలి?పోర్టబులిటీ, ప్రయోజనాల రీత్యా టాబ్లెట్ పిసి లాప్‌టాప్‌లు,PDA డివైజ్‌ల స్థానంలో ప్రత్యామ్నాయంగా వాడబడుతోంది. కీబోర్డ్ వాడడానికి వీల్లేని మీటింగ్‌లు, క్లాసులు వంటి ప్రదేశాల్లో TableT PCని ఎంచక్కా వాడుకోవచ్చు. ఇందులో మన రాసే రాతల్ని అక్షరాలుగా మార్చే హ్యాండ్ రికగ్నిషన్ టెక్నాలజీ లభిస్తోంది. బ్యాటరీ ఎక్కువ కాలం వస్తుంది. ప్రొసెసర్ తక్కువ వేడికి గురవుతుంది. Windows XP ఆపరేటింగ్ సిస్టమ్‌తో పాటు అనేక థర్డ్‌పార్టీ అప్లికేషన్లు లభిస్తున్నాయి. టాబ్లెట్ పిసితో పాటు అందించబడే పెన్‌ని ఉపయోగించి ఆపరేటింగ్ సిస్టమ్‌లోని, అప్లికేషన్లలోని మెనూలను యాక్సెస్ చేయవచ్చు. బరువు పరంగా కూడా నోట్‌బుక్‌లతో పోలిస్తే మూడు పౌండ్లకు మించి టాబ్లెట్ పిసిలు బరువు ఉండవు. డిజిటల్ పెన్‌ని సురక్షితంగా పెట్టుకోవడానికి Tablet PCలో అమరిక ఉంటుంది. టాబ్లెత్ పిసిలో కీబోర్డ్లను సైతం కనెక్ట్ చేసుకోగలిగే మోడళ్ళూ ఉన్నాయి. ప్రాసెసర్ వేగంటాబ్లెట్ పిసిల కోసం ఇంటెల్ Centrino, Dothan వంటి ప్రొసెసర్లు వాడుకలో ఉన్నాయి. క్లాక్‌స్పీడ్ విషయంలో ఆ ప్రొసెసర్లు నోట్‌బుక్‌ల్లో వాడబడే మొబైల్ ప్రొసెసర్ల కన్నా వేగంగా పనిచేస్తాయి. ఉదా.1.66GHz క్లాక్ స్పీడ్ కలిగిన టాబ్లెట్ పిసి ప్రొసెసర్ 2.4GHz క్లాక్ స్పీడ్ కలిగిన Pentium4-M ప్రొసెసర్ కన్నా వేగంగా పని చేయగలుగుతుంది. తక్కువ ఓల్టేజ్‌పై రన్ అవడమే దీనిక్కారణం. Tablet PCలోని మెమరీని కూడా అవసరాన్ని బట్టి అప్‌గ్రేడ్ చేసుకోవచ్చు. ఇక హార్డ్‌డిస్క్ విషయానికి వస్తే 60GB నుండి 120GB స్టోరేజ్ కెపాసిటీ కలిగిన హార్డ్‌డిస్కులు వీటిలో వాడబడుతున్నాయి. కొన్ని అధునాతన టాబ్లెట్ పిసిల్లో సిడిలను, డివిడిలను రీడ్ చేస్తూ సిడిలను రైట్ చేయగల CDRW -DVD డ్రైవ్‌లు సైతం లభిస్తున్నాయి. కొన్ని పిసిల్లో USB,Firewire పోర్టులు కూడ అమర్చబడి ఉంటున్నాయి. విడిగా లభించే సిడి,డివిడి డ్రైవ్‌లను సైతం టాబ్లెట్ పిసికి కనెక్ట్ చేసుకోవచ్చు



ఎంత భారీ కాన్ఫిగరేషన్ కలిగిన కంప్యూటర్ అయినా భారీ మొత్తంలో డివైజ్ డ్రైవర్లు ఇన్‌స్టాల్ చేయబడి ఉన్నాయంటే బూట్ అవడం చాలా ఆలస్యమవుతుంది. విండోస్ బూటింగ్ సమయంలో మనం కంప్యూటర్లో ఇన్‌స్టాల్ చేసిన అన్ని డివైజ్ డ్రైవర్లూ మెమరీలోకి లోడ్ చేయబడుతుంటాయి. ఈ నేపధ్యంలో మీ వద్ద రెగ్యులర్‌గా ఉపయోగించే డివైజ్ డ్రైవర్లని మాత్రమే సిస్టమ్‌లో ఉంచుకుని ఎప్పుడో సంవత్సరానికి ఒకటి రెండు సార్లు మాత్రమే ఉపయోగించే డివైజ్ యొక్క డ్రైవర్లని తొలగించడం ఉత్తమం. డీఫాల్ట్‌గా విండోస్‌లోని Device Manager ప్రస్తుతం మన కంప్యుటర్‌కి కనెక్ట్ చేయబడని డివైజ్ డ్రైవర్ల వివరాలు చూపించదు. అవి కూడా Device Manager లో చూపించబడాలంటే Start>Run కమాండ్ బాక్స్‌లోకి వెళ్ళి cmd అని టైప్ చేసి కమాండ్ ప్రాంప్ట్ వద్దకు వెళ్ళండి. ఇప్పుడు ఈ క్రింది కమాండ్ ఇవ్వండి. devmgr_show_nonpresent_devices=1 అని ఇచ్చి Enter కీ ప్రెస్ చేయండి. ఇప్పుడు My Computer పై మౌస్‌తో రైట్ క్లిక్ చేసి Properties>Device Manager అనే విభాగంలోకి వెళ్ళి View>Show Hidden Devices అనే ఆప్షన్‌ని క్లిక్ చెస్తే హిడెన్ డివైజ్‌లు చూపించబడతాయి
డివైజ్ డ్రైవర్లు లేవా.. ఆందోళన చెందకండి

మీరొక సెకండ్ హ్యాండ్ కంప్యూటర్ ని కొన్నారు. అయితే డ్రైవర్ల సిడి మాత్రం మిస్ అయింది. మరి అలాంటప్పుడు మదర్ బోర్డ్, సౌండ్, డిస్ ప్లే, లాన్ కార్డ్ డ్రైవర్లు ఎలా ఇన్ స్టాల్ చేస్తారు.. కష్టం కదూ? కొంతమంది కొత్తగా కొన్న కంప్యూటర్ యొక్క డ్రైవర్ల సిడిని కూడా కొద్దికాలానికే పారేసుకుంటారు. అలాంటివారు ఆందోళన చెందవలసిన అవసరం లేదు. ఇంటర్నెట్ పై www.pcdrivers.com అనే వెబ్ సైట్లో అన్ని రకాల పాత, కొత్త హార్డ్ వేర్ పరికరాల డివైజ్ డ్రైవర్లు ఒకేచోట లభిస్తున్నాయి. మీరు చేయవలసిందల్లా మీ హార్డ్ వేర్ పరికరం యొక్క మోడల్ని ఎంచుకుని దాని డ్రైవర్ని డౌన్ లోడ్ చేసుకోవడమే. 40 వేలకు పైగా డివైజ్ డ్రైవర్లు ఉన్నాయిక్కడ!

DIFFERENCE BETWEEN DUAL CORE AND CORE 2DUO

చాలామందిని వేధిస్తున్న ప్రశ్న ఇది. రెండు సిపియులతో కూడిన ఏ ప్రాసెసర్‍నైనా Dual Core శ్రేణికి చెందినదిగా చెప్పుకోవచ్చు. అంటే Dual Core అనేది ప్రాసెసర్ మోడల్ కాదు. ప్రాసెసర్ ప్యాకేజింగ్ టెక్నాలజీ అన్నమాట. Pentium D, Core Duo, Core2Duo, Athlon X2 వంటి వివిధ రకాల ప్రాసెసర్లు ఈ డ్యూయల్ కోర్ టెక్నాలజీని అనుసరించి రూపొందించబడుతున్నాయి. వీటిలో Core Duo అనేది మొదటి తరం ప్రాసెసర్ కాగా Core2Duo అనేది దానికన్నా అడ్వాన్స్ డ్‍గా ఉండే రెండవ తరం ప్రాసెసర్. Core Duoలో 2MB Cache మెమరీ ఉంటే Core2Duoలో 4 MB ఉంటుంది. అంతే తప్ప DualCoreకి Core2Duoకి ముడిపెట్టి గందరగోళపడవలసిన అవసరం లేదు. డ్యూయల్ కోర్‍కి చెందినదే Core2Duo

INFORMATION ON NEW PENSION SCHEME

REGULATED BY PFRDA. (PENSION FUND REGULATORY AND DEVELOPMENT AUTHORITY)

TYPES:

TIER I: PURE PENSION SCHEME

TIER II: INVESTMENT SCHEME (CAN BE WITHDRAWN AT ANY TIME)

BOTH: COMBINATION OF TIER I AND TIER II

WHO CAN JOIN

GOVT EMPLOYEES JOINED AFTER 1.1.04 (EQUAL CONTRIBUTION FROM GOVT)
GOVT EMPLOYEES JOINED PRIOR TO 1.1.04 (NO CONTRIBUTION)
OTHER CITIZENS (NO CONTRIBUTION) OF AGE 18-55.

TIER I:

MIN : Rs. 500/- (MULTIPLES OF Re.1/- )
MAX : NO LIMIT

On attaining age 60, 60% will be paid and 40% will be annutized for monthly pension.

If closed before the age of 60, 80% will be paid and 20% will be annutized.

TIER II:

MIN : Rs. 1000/-
MAX: NO LIMIT

Lock up period: Nil

As the Govt. Employees joined after 1.1.04 are already having Tier I account, they can open only Tier II.

CONDITION:

• Contributions can be made subject to the following conditions :-

• Minimum Amount per contribution - Rs. 500/-
• Minimum Contribution per year - Rs. 6,000/-
• Minimum Number of contributions - 04 per year.

If the above conditions are not fulfilled, Rs. 100/- will be deducted from the balance.
• NPS offers Subscribers two approaches to invest their account :-

• Active Choice : Individual Fund.
• (Equity (not more than 50 %), Corporate bonds and Govt Securities)

• Auto Choice. : Lifecycle Fund.

• IDFC Pension Fund Management Company Ltd.
• Kotak Mahindra Pension Fund Limited.

Forms for opening of NPS:

1) Subscriber applying fresh Tier-I and Tier-II account: Composite Application Form(CAF) UOS-S1.
2) Subscriber who has been registered for Tier-I and issued a PRAN (Permanent retirement account Number) card: Form UOS-S10.
3) NCIS (NPS contribution Instruction Slip)
4) S1 – Application for PRAN

FORMS SHOULD BE FILLED IN BOLD LETTERS AND IN BLACK INK ONLY

SHOULD BE SIGNED ONLY INSIDE THE RECTANGLE PROVIDED.

RS. 23/- IS TO BE COLLECTED IN ADDITION TO EACH TRANSACTION AS WELL AS FOR ALL TYPES OF SERVICE VIZZ.. CHANGE OF NOMINATON, BANK DETAILS, SWITCH OVER TO OTHER POINT OF PRESENCE (ie.. Postoffice to Banks etc..) ETC..
